Do You Need a Survey Before Building a Deck, Shed, or Addition in Ontario?
You’re finally building that deck, adding a bigger shed, or putting on a family room. Then the municipality asks for a survey before they’ll issue a permit and you’re wondering why a backyard project needs paperwork that costs hundreds of dollars.
Here’s what actually decides whether you need one.
Why It’s Required
Every property has setback rules how close a structure can sit to the property line, other buildings, or utility easements. The municipality can’t confirm those distances from a fence or a hedge; they need an accurate boundary survey showing your real property lines, existing structures, and any easements on the lot.
When You Probably Need One
- Additions or second-storey builds : almost always required
- Decks attached to the house : often treated like an addition
- Larger sheds or detached garages : especially near a lot line or over your municipality’s exemption size

- Pools, or anything near a ravine or conservation boundary
- Any time you’re not 100% sure where your property line is : cheaper to confirm now than dispute later
When You Might Not Need One
Small, freestanding sheds well inside the lot, away from any boundary, are often exempt. But “small” and “well away” are defined differently in every municipality check your local zoning bylaw before assuming you’re in the clear.
Already Have an Old Survey?
It might still work if it’s recent and nothing on the property has changed. If you need a fresh one, a Real Property Report is usually the document your municipality will ask for. For projects that also involve regrading or drainage changes, a topographic survey may be required alongside it.
